Agreeing to these terms
These terms cover your use of the Saint John Concrete website and any work you ask us to quote or do. When you browse the site, call us, send the contact form or accept an estimate, you're agreeing to them.
If you don't agree with something here, please don't use the site, and tell us before we start any work so we can talk it through. A signed written contract for your job takes priority over these terms wherever the two differ.
What we do
Saint John Concrete is a concrete contractor in Saint John, IN. We pour and repair driveways, patios, sidewalks, steps, garage floors, foundations and other concrete work in Saint John and the cities around it in Indiana and Illinois. You can see the full list of services on our home page and learn more about our crew on the about page.
The descriptions on this site are general. They explain how this kind of work usually goes, and they don't promise any result for your property. What we'll do for you is what your written estimate or contract says.
Estimates and pricing
We give free in-person estimates, with no pressure and no obligation to hire us. An estimate is based on what we can see on the day we visit, such as the size of the area, the condition of the ground, the access for trucks and the finish you choose.
An estimate is good for the time written on it. Material prices change, so if that time passes we may need to update the figure before we schedule your job.
Some conditions only show up once the old concrete is out and the ground is open, like soft or wet soil, buried debris, roots or old footings. If we find something that changes the work or the price, we'll stop, show you and get your approval before we go further. We won't add charges you haven't agreed to.
Scheduling, weather and cancellation
We give you a start date when you accept the estimate. Concrete depends on the weather, so rain, freezing temperatures or extreme heat can push a pour back, because pouring in bad conditions makes a weaker slab. If that happens, we'll let you know as soon as we can and set a new date with you.
If you need to cancel or reschedule, call us at (219) 351-9579 as early as you can. You can cancel before any work or ordering starts without charge. If we've already ordered materials, scheduled a concrete delivery or started work, you'll owe for those costs and the work done up to that point.
Your property and the job site
Before we start, you agree to give us access to the work area and to tell us about anything we should know, such as sprinkler lines, invisible pet fences, septic systems or private utility lines. Public utility lines are marked before we dig, but private lines on your side of the meter usually aren't, so we rely on you for those.
You're responsible for making sure the work is allowed on your property, including any homeowner association rules and property lines. If the job needs a permit, we'll talk with you about who applies for it before work begins.
Concrete trucks and equipment are heavy. We take care to protect your lawn and driveway on the way in, but some marks on grass or soft ground near the work area are normal and are not damage we'll repair unless your contract says so.
Payment
Your written estimate or contract sets the payment schedule. It may include a deposit before we order materials, with the balance due when the work is finished.
If a payment is late, we may pause any remaining work until it's paid. Unpaid balances may be sent to collection, and you agree to cover reasonable costs of collecting them where Indiana law allows.
Workmanship and what isn't covered
We stand behind our work, and satisfaction is guaranteed on every job. If something isn't right, call us, and we'll come out, look at it and make it right where the problem comes from our workmanship.
Concrete can crack even when it's poured and finished correctly, because it shrinks as it dries and moves with the ground through freezing and thawing. We cut control joints, which are planned grooves that give the slab a place to crack in a straight line instead of at random. Small cracks at or near those joints, hairline surface cracks and slight color differences are normal and aren't defects.
Our guarantee doesn't cover damage from things outside our control, including using the slab before it has cured, meaning before it has had the time we tell you it needs to harden. It also doesn't cover deicing salts, heavy vehicles or equipment beyond what the slab was built for, changes in drainage or grading made after we leave, tree roots, settling of soil we didn't prepare, or work done by others.
Beyond what's written here and in your contract, our work and this website are provided as they are, and we make no other promises, express or implied, to the extent the law allows.
Limits on our liability
Saint John Concrete is fully licensed and insured. If something goes wrong, the most we'll be responsible for is the amount you paid us for the work in question, to the extent the law allows.
We aren't liable for indirect losses, such as lost use of your driveway during curing, lost time, or costs from delays caused by weather, material shortages or anything else outside our control. Nothing in these terms limits liability that Indiana law doesn't allow us to limit.
Using this website
The words and photos on this site belong to Saint John Concrete. You can read them and share links to them, but please don't copy them for commercial use without asking us.
We work to keep the site accurate, but it may contain mistakes or out-of-date details. Anything you rely on for your job should be confirmed in your written estimate. If the site links to other websites, we don't control them and aren't responsible for what's on them.
Settling a disagreement
If you're unhappy with any part of our work or these terms, please contact us first. Most problems get solved with a phone call and a visit to look at the concrete together, and we'd much rather fix it than argue about it.
If we can't settle it that way, you and we agree to try mediation in good faith before going to court, unless either of us needs urgent relief or the claim belongs in small claims court.
Which law applies
These terms and any work we do are governed by the laws of the State of Indiana, where Saint John Concrete is based. Any court case about them will be heard in the state or federal courts serving Lake County, Indiana, unless the law requires otherwise.
If a court finds any part of these terms can't be enforced, the rest still applies.
Changes to these terms
We may update these terms from time to time. The version posted on this page is the one that applies, and changes don't affect a job you've already signed a contract for.
If you have questions about these terms or your job, call us at (219) 351-9579 or send a message through our contact page. We reply within 1 business day.
